Excellent production values as typical of Vivid films. Surprisingly, the sound effects of the wind and eeriness of the music are appropriate and contribute to the theme of this film. The lingerie and outfits for Hyapatia are sexy and erotic. She looks as ravishing fully clothed in these tight miniskirts and revealing lingerie as she does nude. What a body!

This movie has a coherent plot and a theme and Hyapatia conveys the theme in the most sensual fashion. She is a mysterious landlady and Tom Byron is the hapless tenant who rents a room from this sultry and enigmatic beauty. The plot deals with the gradual seduction of Byron by Hyapatia as she uses him as a sex toy. There are only 4 1/2 sex scenes but they are well set up and hypnotizing to the viewer.
Sex scene #1: Sunny McKay and Mike Horner. A standard scene with a perky, cute Sunny McKay taht would be good for a typical porn film, but is quickly forgotten once a stunningly beautiful Hyapatia comes into the scene. In fact, she is quietly observing the two in the shadows of an open door.
Sex scene #2: Hyapatia welcoming student Tom Byron after he returns from his studies in a lowcut clinging red lingerie. Neither the viewer no Byron can take out eyes of this seductive animal as she brushes against him, touches him and bends over revealing her assets all the time cooing and talking to him in her low sexy voice. There is no direct sex except Byron fantasizing sex with this mysterious woman.
Sex scene #3: Hyapatia again welcomes Byron hom but this time in a tight black outfit that leaves her ample breast completely exposed as she coos to him and brushes past him and leads him to her bedroom "Follow me, my midnight scholar. " The glazy-eyed Byron says nothing and follows obediently. The scene cuts into Byron on his knees in a huge satiny bed with Hyapatia completely nude sucking on his cock. The viewer is unable to see the details for a few minutes except to see the back of Hyapatia's head bobbing up and down. The sex is slow and intense. And while they change to multiple positions including 69, Hyapatia never relinguishes her grip on his cock with both hands and her mouth during this very long scene. How Byron can control himself from climaxing is a testimony to his stamina as Hyaptia devours him completely.
Sex scene #4: Mike Horner visits Hyapatia concerned about his friend's poor school record and his obsession with the mysterious landlady. He tries to learn why Byron is acting strangely as he is failing out of school. And in one of the most erotic seductions I have ever seen in a porn film, Hyapatia converses with him as she walks back and forth in a tight blouse and miniskirt. And then turns the tables on him, as she approaches him from behind and starts caressing Horner from behind and pushing her breasts into his face and stroking him in the most sensitive areas leaving both Horner and viewer gasping. Horner protests taht his wife is expecting him in an hour and Hyapatia merely leans over and sweetly says "well then we have plenty of time says the spider to the fly" softly laughing at him. A slow strip tease ensues as she unbuttons Horner's shirt and gradually reveals a gaspingly lovely voluptuous boyd. And, then the sex starts. The music is haunting and the sex is slow and Hyapatia is moaning all thought these scenes.
Sex scene 5: This is pseudo-sadomasochistic scene that starts out as a threesome and then a foursome, and finally a fivesome. Hyapatia in an interview aout this scene says "It was kinky. " Patricia Kennedy is a ravishing as she has ever been (which isn't very often in her other films. ) There are some surprises, but suffice to say Byron is set upon by 3 lovely vixens. The fivesome with the appearance of an attractive Heather St. Claire is wasted, but only a minor disappointment. There is a surprise ending which is a prelude to a sequel. Sadly, as Hyapatia revealed in an interview on her now-defunct website that the sequel to the Landlady was never produced.

Hyaptia is absolutely stunning - a true beauty who is a predator with a sexual appetite that dominates every sex scene. Her deep kissing and conversations wit her lovers during the seductions separate this film from the conventional "slam-bam thank you maam" characteristic of most porn films. It would be a great couples film.

Madison has a key role and her unattractiveness is in contrast with the good looks and attractive bodies of the other female participants.

This is a clear 10. Two other fans on other websites also lavished praise on this film "Hyapatia is hot!" Surprisingly AVN rated this film only 5/0 stars! This film should not be seen by Hyapatia fans only. Anyone who sees this films will become a Hyapatia fan.

Starring: This Vivid film stars the gorgeous and talented Hyapatia Lee. Other stars include the delicious Sunny MacKay, the wacky Madison and Mike Horner and Tom Byron, plus a couple of others. The performances are all very well done. The movie has a good plot and the players act quite well, with a special note going to Hyapatia, she is simply one hot woman.

As usual with Vivid films the production values are excellent. Both the lighting and sound are superb and as I wrote above, an attempt at a plot always (in my opinion) makes the movie just a little bit better.

Off the scale thanks to Miss Lee. She carries this movie all by herself. Now that's not to say the others didn't do well, just that I liked Hyapatia scenes the most. We get to see her in two solid scenes. The first with Tom Byron (by far the best scene in the film) and then with Mike Horner where she almost takes a blast on her pretty face. . . . pity. Other scenes are with Sunny and Mike and then Tom and Madison (she's just too wacky for me). There is a quick group orgy scene at the end, but nothing great, just routine.

I enjoyed the two scenes with Hyapatia the most. She is just as sexy as ever in this film and she can act also. She melts the screen in her tryst with Tom Byron and her scene with Mike is a thing of beauty also. She's the best thing in this flick by far.

I wanted more Hyapatia!!! Actually, the scene with Madison would be the low point for me. This girl just doesn't do it for me. . . . too weird, but some may like it.

Very good flick which I will rate a 9. Get it Hyapatia fans!
